Brevard County Public Records: Court, Property, Deeds, Arrests & Vital Records

Brevard County public records are divided among several agencies. Court cases and recorded deeds are handled by the Clerk of the Circuit Court & Comptroller, parcel data by the Property Appraiser, property taxes by the Tax Collector, arrest and jail records by the Sheriff’s Office, and local birth or death certificates by Florida Health.

Use the record finder below to reach the correct office first, then search with a case number, parcel account, document reference, booking number or other strong identifier whenever possible.

Independent guide: Public-Record.org is not Brevard County or any government agency. We do not issue, certify or maintain government records. Official agencies control their own records, fees, restrictions and copy procedures.

Which Brevard County Office Has the Record?

Brevard County itself warns that public records are retained by different agencies. Sending the request to the wrong office can add unnecessary delay.

Record needed Official source Best starting detail
Civil, criminal, family, probate or traffic case Brevard County Clerk of the Circuit Court & Comptroller Case number, party name or citation
Deed, mortgage, lien, judgment or satisfaction Clerk Official Records Name, instrument/book-page reference or date
Owner, parcel, assessed value or exemption Brevard County Property Appraiser Account/parcel, owner or address
Booking, inmate or arrest information Brevard County Sheriff’s Office Name, subject number or booking number
Property-tax bill or payment Brevard County Tax Collector Parcel/account information
Birth or death certificate Florida Department of Health in Brevard County Name, event date, ID and eligibility
BOCC department record Brevard County Public Records Coordinator Department, subject, date range and keywords
Keep the systems separate: a Clerk court case is not a Sheriff’s arrest record, a Property Appraiser parcel is not the recorded deed, and the Board of County Commissioners public-record form is not a universal request form for every independent Brevard agency.
Court records

Search Brevard County Court Cases With BECA

The Brevard Electronic Court Application, or BECA, is the Clerk’s online court-record system. The Clerk provides both a general public search and registered-user access for users who qualify for additional electronic access.

After opening the Brevard Clerk Case Search page:
  1. Choose General Public Court Records Search if you only need public access.
  2. Accept the disclaimer.
  3. Search by the strongest case information you have.
  4. Open the matching case and confirm the parties, case type and filing details.
  5. Use the Clerk’s request process if the document you need is not available online.

General public access vs. registered access

The Clerk offers a separate registered-user route for users who complete the BECA User Agreement. Do not assume that a document missing from anonymous public access does not exist; Florida electronic-access rules can limit which court documents appear remotely.

Traffic citation not showing yet?

The Clerk advises that it can take up to seven days for law enforcement to file a traffic citation with the Clerk. A citation issued very recently may therefore be valid even when the online system does not yet locate it.

Arrest and jail records

Search Brevard County Bookings and Current Inmates

The Brevard County Sheriff’s Office provides a dedicated inmate search for public booking and custody information. The search supports date ranges, last name, first name, subject number and booking number.

After opening the Brevard County Sheriff Inmate Search:
  1. Search by booking or subject number when you have it.
  2. Otherwise enter the person’s legal name.
  3. Use the date fields to narrow broad results.
  4. Open the matching booking and review charges, custody and bond information.
  5. Use the Clerk’s BECA system separately to verify the filed criminal case and court outcome.
Arrest is not conviction: the Sheriff’s inmate-search disclaimer says information can change quickly and may contain errors. An arrest does not mean the person was convicted. Verify the related court case before drawing conclusions.

Need an actual Sheriff’s report?

A booking search is not the same as a case report or arrest report. Use the Sheriff’s public-record request process when you need a report, background check, warrant-related record or other record maintained by BCSO.

After opening the BCSO Public Records Request page:
  1. Open the Sheriff’s official request form.
  2. Describe the record precisely.
  3. Add the case/report number when known.
  4. Include the date, location and involved names where useful.
  5. Wait for the Sheriff’s invoice if reproduction or service charges apply.
Property and assessment records

Search Brevard County Property Records

The Brevard County Property Appraiser is the correct source for property ownership display, parcel/account information, assessed values, exemptions, sales data and mapping tools.

After opening the Brevard County Property Appraiser:
  1. Select Search for Property.
  2. Use the account/parcel identifier when available.
  3. Otherwise search by owner or property address.
  4. Open the matching parcel and verify the situs address and ownership display.
  5. Save the account or parcel information before moving to taxes or recorded deeds.

Map search can solve address problems

The Property Appraiser’s MapView supports parcel-level map research and can help when you know where the property is located but the exact database address or owner spelling is uncertain.

Four Property Appraiser service locations

The Property Appraiser currently maintains service locations in Titusville, Viera, Melbourne and Palm Bay. Its general published hours are Monday through Friday, 8:00 a.m.–5:00 p.m., except listed holidays.

Property record vs. deed: the Property Appraiser provides tax-roll and valuation information. Use Clerk Official Records when your question depends on the actual recorded deed, mortgage, lien or satisfaction.
Recorded documents

Search Brevard County Deeds, Liens and Official Records

The Brevard Clerk’s Recording Division maintains Official Records including deeds, mortgages, liens, judgments, satisfactions and other recorded instruments.

After opening the Brevard County Official Records page:
  1. Open the Official Records search.
  2. Search all reasonable spelling variations of a person’s or business’s name.
  3. Use document reference information when available.
  4. Open the matching index result and document image where legally available.
  5. Request an official copy when the document is needed for formal use.

Online Official Records start January 1, 1981

The Clerk states that Official Records index data dates back to January 1, 1981. Available document images also generally begin from that date, subject to statutory restrictions.

Online results are not the official public record. The Clerk advises users that only Official Public Records provided through Clerk branch offices should be referenced as the official public record.
Property taxes

Check Brevard County Property Taxes

The Property Appraiser establishes property values. The Brevard County Tax Collector handles property-tax collection after the tax roll is completed and approved.

After opening the Brevard County Tax Collector property-tax page:
  1. Open the property-tax payment or account search.
  2. Confirm the parcel/property before relying on the balance.
  3. Check the correct tax year.
  4. Review current payment options and early-payment information.
  5. Save the official receipt if you submit a payment.

Brevard property taxes are levied annually and paid in arrears. The Tax Collector also explains that early-payment discounts are available under Florida’s property-tax system.

Simple rule: assessed value, ownership display or exemption = Property Appraiser. Tax bill, payment or delinquency = Tax Collector.

How to Submit a Brevard County Public Records Request

Brevard County’s public-record page is useful because it first routes users to the correct independent agency. It specifically separates Clerk, Property Appraiser, Tax Collector, Sheriff, Elections, State Attorney and School Board records from Board of County Commissioners records.

After opening the Brevard County Public Records Request page:
  1. Check whether another agency listed on the page actually owns the record.
  2. If the record belongs to a BOCC department, continue to the county request form.
  3. Describe the records clearly and avoid vague requests for “everything.”
  4. For email searches, include date range, accounts to search and useful keywords.
  5. Use the phone route if you want to make an anonymous request.

Brevard County states that Florida law does not require a requester to identify themselves or submit a public-record request in writing. Broad or labor-intensive requests can take longer and may create costs.

Clerk records use a separate request system

The Clerk maintains its own public-record request process. The Clerk currently lists copy fees of $1 per page and $2 to certify each document.

After opening the Brevard Clerk Public Records Request page:
  1. Confirm that the Clerk actually maintains the record.
  2. Use the Clerk’s online NextRequest route or another listed submission method.
  3. Provide a useful date range when possible.
  4. Do not include sensitive personal information such as Social Security numbers.
  5. Review any cost estimate before authorizing extensive staff research.
