Pasco County Public Records: Court, Property, Deeds, Sheriff Reports & Taxes

Pasco County public records are split among several offices. Court cases and recorded documents are handled by the Clerk & Comptroller, parcel records by the Property Appraiser, property taxes by the Tax Collector, and Sheriff reports by the Pasco Sheriff’s Office.

Start with the record type you need. Then use a case number, instrument number, parcel ID, report number or other strong identifier whenever one is available.

Independent guide: Public-Record.org is not Pasco County, the Clerk & Comptroller, Property Appraiser, Tax Collector, Sheriff’s Office or Florida Department of Health. Official agencies control their records, access rules, fees and certified copies.
Quick answer

Which Pasco County Office Has Your Record?

You need Start here Best search detail
Civil, criminal, traffic, probate or family court case Pasco County Clerk & Comptroller Case number or party name
Deed, mortgage, lien, judgment, satisfaction or plat Clerk Official Records Instrument number, book/page or indexed name
Owner, parcel, assessed value, exemptions or property details Pasco County Property Appraiser Parcel ID, owner or address
Property-tax balance, receipt or payment Pasco County Tax Collector Parcel ID, address or owner
Pasco Sheriff incident, arrest-history or other PSO record Pasco Sheriff’s Office Public Records Unit Case/report number, date, location and involved name

Keep the systems separate: a Property Appraiser page is not a deed, a Sheriff’s report is not proof of conviction, and a tax account is different from the property’s assessed-value record.
Court records

Search Pasco County Court Records

The Pasco County Clerk & Comptroller provides public online access to court records. The amount of information available remotely depends on the type of record and applicable Florida court-access rules.

After opening the official Pasco County Court Records page:
  1. Read the Clerk’s public-access disclaimer.
  2. Select the Online Court Records Search.
  3. Use a case number when you know it.
  4. If searching by name, verify the county, case type and parties.
  5. Note the case number before ordering a document.

Need a certified court document?

The Clerk offers E-Certify for eligible court and Official Record documents. Certified electronic records are available online when the underlying record can be viewed through the system.

Current E-Certify charges include the statutory copy fee, certification fee and an additional convenience service fee. Verify the final total before purchase.

After opening the Pasco Clerk E-Certify page:
  1. Confirm the document is available online.
  2. Locate the correct case or recorded document.
  3. Select the certification option.
  4. Review page, certification and service charges.
  5. Save both the certified document and purchase confirmation.
Court-copy fees currently listed by the Clerk: $1 per page for court-document copies, $2 per document for certification, free computer-record searches, and $2 per name per year for assisted records searches.
Official Records

Search Pasco County Deeds, Mortgages and Liens

The Clerk is also Pasco County’s recorder. Its Official Records system includes deeds, mortgages, liens, judgments, satisfactions, plats and other recorded documents.

Pasco’s current Official Records page states that indexes are available from 1975 through the present. Public document images are generally viewable online from 1990 forward, with exceptions for certain protected record categories.

After opening the official Pasco County Official Records search:
  1. Search by indexed name when that is all you know.
  2. Use book/page or instrument number for direct document access.
  3. Narrow broad searches with document type and date range.
  4. Open the recorded image when it is publicly available.
  5. Save the instrument number before ordering a certified copy.

Current copy and recording fees

Service Current Clerk-listed fee
Copy of recorded document $1 per page
Certification $2 per document
Recording first page $10
Each additional recording page $8.50

Deeds, mortgages and other instruments can also carry documentary-stamp, intangible-tax or other statutory charges. Use the Clerk’s current fee calculator rather than estimating a recording total from page count alone.

2024+ recording detail: the Clerk lists additional witness-name and witness-address requirements for certain instruments affecting real property. Review the current recording requirements before mailing or presenting a deed or similar document.
Parcel and assessment records

Search Pasco County Property Records

The Pasco County Property Appraiser is the correct source for parcel information, assessed values, owner displays, exemptions and property characteristics.

After opening the Pasco County Property Appraiser website:
  1. Open the property search.
  2. Use parcel ID when available.
  3. Otherwise search by owner or property address.
  4. Open the matching parcel and verify the location.
  5. Save the parcel ID for tax and deed research.

New Port Richey 8731 Citizens Dr., Suite 130 · 727-847-8151
Why save the parcel ID? It helps connect Property Appraiser, Tax Collector and deed research.
Do not use the parcel page as deed proof. When legal ownership or a lien depends on the recorded instrument, move from the Property Appraiser to the Clerk’s Official Records system.
Tax records

Search Pasco County Property Tax Records

The Pasco County Tax Collector provides real-estate tax searches, tax receipts, payments and related tax-account services. The office is separate from the Property Appraiser.

After opening the Pasco County Tax Collector property-tax section:
  1. Choose the property-tax search or payment option.
  2. Search the correct real-estate parcel.
  3. Confirm the tax year and property before paying.
  4. Review current payment-service fees.
  5. Save or print the official receipt.

Current online payment charges

The Tax Collector currently lists a 3% service fee for credit-card payments, with a $2.75 minimum transaction fee, and a $0.50 fee for e-check payments. These vendor charges can change, so review the payment screen before authorizing the transaction.

Simple office rule: assessed value, exemption or parcel-data question = Property Appraiser. Tax balance, payment or receipt question = Tax Collector.
Sheriff records

Request Pasco Sheriff’s Office Public Records

The Pasco Sheriff’s Office changed its new public-record request system to JustFOIA on September 7, 2026. Requests previously submitted through GovQA can still be tracked there, but new requests now use the newer portal.

After opening the Pasco Sheriff’s Office Public Records page:
  1. Read the current request instructions first.
  2. Use the JustFOIA link for a new records request.
  3. Add the report number when known.
  4. For an incident, provide the date, time, location and involved names.
  5. Upload any required eligibility or waiver form for restricted material.

Two Pasco-specific traps

911 calls and radio transmissions: the Sheriff’s Office says these records are maintained by Pasco County Emergency Communications rather than PSO.

Traffic crashes: Florida Highway Patrol investigates many Pasco County crashes. If FHP handled the crash, request the report from FHP instead of the Sheriff’s Office.

Arrest history is not a court disposition. Pasco Sheriff’s local arrest-history records cover PSO arrests only. Use the Clerk’s court system to verify whether a criminal case was filed and how the case was resolved.

When the Record Is Not in a Search Portal

For records in the custody of the Pasco County Clerk & Comptroller that are not available through its searchable databases, the Clerk provides a Public Records Liaison.

After opening the Pasco Clerk Public Records Requests page:
  1. Check the searchable court and Official Records systems first.
  2. Confirm the Clerk actually maintains the requested material.
  3. Describe the record type and relevant date range.
  4. Add a case, document or other identifier when known.
  5. Use the listed email, telephone or mail route for non-searchable records.
Clerk Public Records email publicrecordsrequest@pascoclerk.com
Telephone 352-523-2411 or 727-847-2411
Request the record from its real custodian. A Clerk public-record request is not a substitute for a Sheriff’s Office request, Property Appraiser record, Tax Collector record or another county department’s records process.
